请教关于PV FV一道题目，主要是觉得英文有点歧义，请指教

an investor is looking at a $150,000 home . if 20% must be put down and the balance is financed at 9% over the next 30 years, what is the monthly mortgage payment?
A. $799.33
B.$895.21
C.$ 965.55
答案：CN=3-*12=360,I/Y=9/12=0.75; V=-150,000(1-0,.2)=-120,000;FV=0; CPT-> PMT=965.55
提问1：
答案是PV=1-50,000（1-0.2），所以我理解put down 是消减的意思。但是一开头说150,000要投资，又说20%要put down是陷阱？
提问2：the balance is financed at 9% over the next 30 years 是什么意思？我能猜出来I/Y=9% 但是是因为我复习的这章有且仅有FV PV之类的计算，担心不了解意思以后内容多了，会因为题意而曲解选择错误答案。所以请教。
