NPV analysis for Douglas Manor Apartments - book 5 example, starting, number, someone, started

I just started today and (randomly) picked up book 5. Can someone explain the example starting on page 17, how the interests paid of 31,381 was calculated (figure 8 on page 20)? It is a simple matter of loan amortization but I cant get the right number with my HP 12c.
