can someone explain to me how the after-tax return of 4.427% is being calculated on pg 167?

7sneaking a look @ work

FV = 2mil
PV = 1.235m
pmt= 26K
n=18
I/Y = ? ==================> should be 4.427%

also please note that either FV are Pv should be negative in the TI BA2 plus calc
