because when we want OCF from NI we add back non-cash charges.

it should be a infrequent item so it is in income from continuing operations before tax.

gain or loss on sale of asset

Just so I'm clear. If the book value is 50,000 and I sell the asset for 30,000...

the cash flow from investing increases 30,000, and net income goes down 20,000....

but cash flow from operating activities goes up 20,000 so cash flow from operations is 20,000 higher than net income...

?

long day...
