这道题NOI/cap rate=80/8%=1000
然后1000+cash and AR=1000+65+35=1100

问题： NOI/cap rate=1000计算出来的1000不是应该已经包含operating相关的项目了么，cash不是operating 相关所以要额外加，但是AR作为operating相关项目为什么还要额外再加？
