include real estate in asset base for IPS return req? house, included, commercial, including

i've done a past IPS in which the person said explicitly that his house shouldn't be included, and another one where a guy had commercial real estate investments worth $14M but i didn't get to find out whether they should be included cuz he gifted them all away at time zero.

am i right to assume that if we're told our guy has a 2 million dollar house, and we're told nothing else, that we should NOT be including it in the asset base?

what if it's not the guy's house, but a certain amount of "commercial real estate" investments, and we're told nothing else. would we include those in asset base?

should home be mentioned in unique circumstances? hardly seems unique, but is a large illiquid asset

I have never seen a problem where the house is in the investable asset base.
