帮我算一下 谢谢

Jim recently purchased a home for 300000 on which he made a down payment of 100000.he obtained a 30-year mortgage to finance the balance on which he pays a fixed annual rate of 6%.if he makes regular,fixed monthly payments,what loan balance will remain just after the 48th payment? 答案是189299

method 2:

 down pmt = 100k
loan = 200k

PV = -200K
n = 12*30 = 360
y = 6%/12 = 0.5%
FV = 0
CPT PMT -> monthly PMT = 1199.10

now, you after you paid 48 times, you need to pay (360-48 =) 312 times 1199.10

ONLY replace the value in N = 312, then press [cpt] PV.

or more specifically

N = 312
y = 6%/12 = 0.5%
FV = 0
PMT = 1199.10

PV = -189229
